You’ll need a driver’s license to get started and then a secondary ID, such as a passport or Social Security card, for everyone signing the final mortgage documents.
2) Current Income Verification
A copy of your last two paystubs for the previous 30 days to be used to verify your current income.
3) Past Income Verification
W-2 forms from your employers that cover the previous 2 years.
4) More Past Income Verification
Copies of your tax returns for the previous 2 years. This is especially important if you’re self-employed or earn most of your income via bonuses or commissions. Additionally, if you’re self-employed, adding a profit/loss statement is a good idea when getting a home loan. You’ll also be required to fill out an IRS Form 4506-T which will allow the bank to request a copy of your tax returns directly from the IRS. This is not usually necessary if you are a W-2 wage earner without bonus or commission.
A recent asset statement and typically all pages of your two most recent bank statements, which proves that you have sufficient assets to make the down payment, cover closing costs, and can afford the home over the long-term.
6) Revolving Debt Verification
This is always taken directly from your credit reports, however, if you are being qualified using alternative credit because you don’t have enough trade lines on your credit report to get a score, then you may need to present proof of utility bill payments. First time home buyers may also need to present canceled rent checks.
7) Purchase Contract
The contract for purchase of the new property is the baseline for both the collateral appraisal and the parameters of the loan.
8) Credit Reports
These must be pulled directly from all three credit bureaus by the loan officer anyway, so copies provided by you are informative but not required.
9) Divorce Settlement Agreement
If you’re divorced, you may need to present a copy of your official divorce settlement.
